Diagnóstico e intervenção em edifícios antigos

Abstract

Relatório de Estágio apresentado à Escola Superior de Tecnologia do Instituto Politécnico de Castelo Branco para cumprimento dos requisitos necessários à obtenção do grau de Mestre em Construção Sustentável.

Em Portugal, a reabilitação de edifícios é cada vez mais uma área estratégica para atuar, uma vez que existe uma necessidade crescente de melhorar o desempenho dos edifícios existentes ao invés de aumentar o parque construído.
 A importância da reabilitação de edifícios também é expressa por se tratar de um mercado em crescimento, com enorme potencial, sendo considerada por muitos especialistas como a solução para a crise atual que a construção atravessa.
 Nesse sentido, o presente trabalho incide no diagnóstico e intervenção, ao nível da reabilitação energética, de um edifício secular localizado em Castelo Branco, que apresenta várias patologias de humidades e fendilhação e, essencialmente, a nível do seu desempenho térmico e energético.
 Ao longo do trabalho serão abordados os temas da reabilitação de edifícios em Portugal, da tipologia de construção no século XIX, do diagnóstico de anomalias e algumas propostas de reabilitação energética para o edifício em causa.
 No entanto, os objetivos fundamentais deste trabalho consistem em analisar o desempenho energético do edifício, determinar quais as suas principais fragilidades e melhorar o seu desempenho, sendo que a reabilitação energética permite que os edifícios se tornem mais sustentáveis, corrige situações de inadequação funcional, diminui o consumo energético para aquecimento, arrefecimento, ventilação e iluminação, aumenta o conforto dos seus utilizadores e, na maior dos casos, poderá atenuar as patologias relacionadas com a presença de humidade e degradação dos elementos construtivos.
 Este estudo térmico incidiu na envolvente exterior do edifício e apresenta soluções que recorrem à utilização de isolamento térmico nas paredes exteriores e à substituição dos vãos envidraçados existentes por outros termicamente mais eficientes. Por fim, serão determinados os resultados e será feita uma análise à viabilidade da aplicação das soluções apresentadas do ponto de vista económico (economia de energia e retorno do investimento).
 É importante referir que é sempre tida em conta a legislação em vigor, dando-se especial atenção ao Regulamento de Desempenho Energético dos Edifícios de Comércio e Serviços (RECS).

ABSTRACT: In Portugal, the renovation of buildings is becoming a strategic area to operate, since there is an increasing need to improve the performance of existing buildings rather than increase the built park.
 The importance of rehabilitation of buildings is also expressed because it is a growing market with huge potential, considered by many experts as the solution to the current crisis that the construction goes through.
 In this sense, this work focuses on diagnosis and intervention at the level of energy rehabilitation of the century building, located in Castelo Branco, which features various conditions of moisture and cracking and ultimately the level of their thermal performance and energy.
 Throughout the work will address the issues of rehabilitation of buildings in Portugal, the building typology in the nineteenth century, the diagnosis of anomalies and some proposals for energy rehabilitation for the building in question.
 However, the fundamental objectives of this study are to analyze the energy performance of the building, determine what their main weaknesses and improve their performance, and the energy rehabilitation allows buildings to become more sustainable, correct situations of functional inadequacy decreases the energy consumption for heating, cooling, ventilation and lighting, increases the comfort of their users and, in most cases, can alleviate diseases related to the presence of moisture and degradation of constructive elements.
 This thermal study focused on the exterior building envelope and presents solutions that involve the use of thermal insulation in the exterior walls and the replacement of existing glazed areas by other thermally more efficient. Finally, they will determine the results and will be an analysis the feasibility of implementing solutions presented from an economic point of view (energy savings and return on investment).
 It should be noted that it is always taken into account the legislation in force, with particular attention to the Regulamento de Desempenho Energético dos Edifícios de Comércio e Serviços (RECS).
